I have lived in this complex for over 5 years. I have had issues with the apartment since the beginning. When we moved into the unit the carpet was not new and covered with stains and odors. The kitchen sink faucet was originally a bathroom sink faucet, with the sink being too shallow to even do dishes. Our microwave door was originally broken but they glued it together. There were large gaps in the window seals that they never grouted.
Upon living in the unit we had continuous issues with our AC leaking into our apartment. It was an actual water fall in our apartment for months. Management kept saying that it was condensation which is incorrect and just a way to push the problem to the side. We put multitude of maintenance requests in only for them to poke around and replace the air filter. We had to keep 5 gallon buckets under the AC unit along with towels to try and catch the water and splatters. This went on for 6 months until we finally had the previous manager Chris enter the unit and see for himself. Only then did they have an AC technician come out. Turns out it wasn’t just “condensation”. I have a serve allergy to black mold and can only imagine the type of water damage that occurred. The only thing that management did to compensate us was with a carpet cleaning voucher, which did not have a expiration on. Upon move out I used this coupon for the final carpet cleaning and the front office said they would accept. When I got my final move out bill they did not honor it and said I had to use it while living in the unit. I tried to communicate my frustrations in hopes that they would reimburse the move out costs only to never get a reply back(common occurrence with staff). Again the carpet was not new when we moved in and we lived in there for another 5 plus years on top of that. They seriously aren’t going to replace the entire carpet in the unit after that much wear and tear? After reading reviews it seems the whole complex probably has mold in the units.
My last issue with this complex is the unsupervised children. I am in the service industry so I tend to have an opposite schedule from the norm. I would hear children curse, scream, and yell all day. I would watch kids throw balls, rocks, and other materials at the buildings, cars, and each other. I emailed the office about this occurrence and tried to post in the portal. I got nothing back, no surprise.
I would not recommend living here unless you want to pay crazy amount of money for appliances that constantly break, mold, bad insulation, and headaches.
They fix things that are easy in a day. Appliances that break take weeks if not months to fix or replace and the appliances are constantly breaking. Administration is rude, barely follows the law and contract, changes dates for community repairs without informing, doesn't care about the security of their residents, gates break often and stay broken for months at a time. Paying premium price for a value product. I will be moving out when my lease expires. I would leave negative stars if possible. Also, make it less obvious that you're paying for positive reviews, I have 0 people in my entire group of buildings that actually have a single positive experience with the complex. There's almost 100 people and they all have horror stories.
I absolutely love this place after living here for about a month now.
Management is great at communicating with us and I see maintenance working hard to keep the place in wonderful shape. Latrice helped make moving in very easy going and stress free, she’s wonderful to work with.
The location has easy access to many unique local stores and is within walking distance from the arrowhead mall. The entrance to the complex is on a road that is somewhat hidden and it is gated— you can only access this place if you intend to which gives me much peace of mind for safety reasons.
The only thing I’m not a huge fan of is that I do think the price on rent and pet fees is a bit too high but I won’t give them less than 5 stars because I feel that’s an issue with the economy more so than this complex itself- and many other complexes would take advantage of that while they do seem to be keeping pricing pretty fair given the economic circumstances. I’m currently very satisfied with my stay here at the reserve and am grateful the staff genuinely care about the residents wellbeing!
I’ve lived here for two weeks and love it! Latrice has been so helpful and patient with move-in and ironing out some minor issues that arose. Kristi was very hospitable when I first looked at the apartment, and the other office staff including the maintenance team is always willing to answer questions or provide assistance as best they can. It’s a fresh and very welcome change compared to where I was living previously. I am hopeful to reside at The Reserve for the foreseeable future!
Such a friendly and helpful staff! Recently needed urgent help, and Fatima in the office along with Daniel and Rudy in maintenance handled it all and took care of my issue very quickly. I forgot names in my panic, but Latrice in the office very politely reminded me of everyone's names. Thank you all very much for your help!!

There are an unlimited number of amazing things I could say about this property and the staff that runs it. I needed an immediate move in and Latrice went above and beyond to accommodate my move in. I met with Fatima less than a week later to pick up my key. She was so welcoming and instantly made me feel at home. Fatima walked through my apartment with me to make sure everything was good, which I think is such a great customer service gesture. My apartment was in superb condition, very fresh and clean. I am so happy to be a current resident. I’ve met my neighbors and everyone I interact with is so nice and also happy to live here. I recommend this community to everyone, families, younger people, older people, literally everyone will feel welcomed in this community.
This place took money from me due to their broken water heater that they had to replace. One of the maintenance guys said it would impact the water bill, but it highjacked my electric bill. I presented proof of what they did and they still robbed me.
Nice and calm living space. Dog friendly area. Always nice to chat up with neighbors and their pets. Pools always clean, so you can jump right in knowing it’s clear.
